Terms and Conditions

Definitions

  • The tenant: the person (m / f) who leases the accommodation for himself and possibly a partner in his or her name.
  • The landlord: the owner of the holiday home or his representative.

  • The rental agreement: agreement to (re) lease of the holiday home and deemed to have been realized between tenant and landlord.

Reservation and Cancellation

  • An application for reservation of the holiday home is done by filling in the reservation form on this website, by telephone or via www.bedandbreakfast.nl.
  • A reservation is only definitive if it is confirmed by the landlord by e-mail
  • In the event of cancellation by the tenant within 1 month before the arrival date, the latter will owe a fee of 25% of the net rental sum. If you cancel within two weeks before arrival we reserve the right to charge half of the rent.
  • If he wishes, the tenant will take care of a cancellation insurance.

Payment

  • The rent (including tourist tax and any additional costs) will be paid in advance of the commissioning of the apartment. This can be cash, per pin or prepayment per bank.
  • Prices apply as they are stated on the website.  
  • Tourist tax is mandatory.
  • Departure earlier than planned, regardless of cause, does not lead to a refund of paid rent.
  • If due to force majeure the landlord is forced to cancel the lease, he will immediately inform the tenant by e-mail and undertakes to immediately repay the amounts already paid to the tenant. The tenant has no other right than to reclaim this amount.



Liability

  • Persons under the age of 21 are not permitted to rent. In case of doubt, the administrator can ask for identification. In case of violation the tenant will be summoned to leave the house immediately. Paid amounts are not refundable.
  • The tenant remains legally liable for damage he has caused, even if this damage is noticed after the end of the stay. -The tenant is legally liable for his / her / his / her actions and the actions of his fellow tenants and visitors, as well as for the damage they cause. The Lessee must be insured against Statutory Liability.
  • The tenant obliges himself to report any damage or complaints reported to the lessor.
  • The landlord accepts no liability for damage or theft which the tenant and / or his co-occupants and / or visit or their property encounter as a result of his stay in the holiday home or surrounding garden.

Number of persons

  • The number of persons (2) that can stay in the holiday home may not be exceeded under any circumstances.
  • In case of violation, the rental agreement is considered to have been dissolved by operation of law and access to the property will be denied or refused without reimbursement or reimbursement.

Cleaning

  • Landlord ensures that you arrive in a clean, fresh house. If there are unexpected complaints about the cleanliness of the holiday home, then you should report this on arrival to the owner so that the complaint can be resolved.

  • Upon departure, the house must be left tidy before 11 am. (unless otherwise agreed)

Smoking

  • Smoking is not allowed in the holiday home.

Pets

  • Pets are not allowed in the holiday home.

Arrival and departure times

  • Week rental runs from Monday to Sunday and weekend rental from Friday to Monday. Midweek from Monday to Friday.
  • The arrival time is 15:00 in the afternoon. If you arrive later, please contact the owner.
  • Departure is at 11:00 am in the morning.
  • The tenant must strictly adhere to these times unless otherwise agreed and recorded in advance.
  • Deviation from the above mentioned in mutual consultation

Responsibilities and obligations

  • In connection with the smooth running of the stay, the tenant is obliged to comply with guidelines of the landlord and manager and the tenant is held legally responsible for the damage that would result from his unlawful behavior or non-compliance with the guidelines or these general requirements.
  • The tenant undertakes to respect the rented property including contents and its environment, including the noise level in the area.
  • The tenant is obliged to provide access to the home or garden for necessary repairs and garden maintenance.
  • The tenant must provide any domestic appliances such as refrigerator, oven or microwave and trash cans clean and empty on departure.
  • Use of sound, image and household equipment and Wi-Fi is subject to proper operation.
